If you are a Landlord of an HMO have you reviewed your fire risk assessments lately?
Several occupants were lucky to escape a fire that totally destroyed the inside of a house on Ecclesall Road, Sheffield. The fire was thought to have started accidentally in the living room of the property. The cause was a lithium-ion e-bike battery which was charging.
Due to the excellent response from firefighters, the fire was controlled.
This serious house fire highlights the legal responsibility for Landlords, Property Owners or Managers to ensure that a suitable and sufficient fire risk assessment is carried out for the property.
The fire risk assessment is not only a legal requirement for HMOs outlined in the Housing Act 2004 and the Regulatory Reform (Fire Safety) Order 2005 (RRO), but it also includes other premises e.g. offices, shops, community halls, hotels and other commercial establishments.
At Ranmoor Health and Safety Ltd we have extensive experience in assisting our clients in the completion of fire risk assessments under the ‘Responsible Person’ requirements stated in the RRO. If you require a fire risk assessment or need to update your current one or you would like to discuss your requirements please get in touch by calling the office on 0114 2632302 or Email: info@ranmoorhealthandsafety.com.
